Dale says living next to a gun range gives you a real appreciation for precision and timing, and also for a good set of earplugs, which he leaves on the nightstand as a courtesy. Range hours are posted on the shared wall in the kitchen and Dale considers that a heads-up most landlords simply wouldn't bother with. The walls are thick and the price reflects the value honestly — this is one of the most affordable options in a tight market. He's had guests come back specifically for the range access, which is technically included.

The range is closed Sundays so the first morning was blissfully silent. Dale explained the schedule clearly and the duplex itself is very well-appointed.

The Tuesday-Saturday schedule was accurate. What I didn't account for was Saturday being a special competition day. That said the duplex is immaculate and Dale is a great host.

Competition Saturdays do run longer — I've now added that to the house notes! The range takes this seriously as an event and the sound is still within the posted wall spec. Glad you loved the space.

Incredibly good value for a very nice duplex. Dale's earplugs are premium quality. The shots become background noise by hour three.

A stray round did not come through the wall but did come through the fence between the properties and landed in the patio planter. I am not sure what to do with that information. Dale was responsive and removed the round and the planter.

That is a first for us! The range upgraded to a berm system this quarter and the planter situation will not repeat. Planter has been replaced. Dale is genuinely sorry and grateful no one was near the patio.
