Asbestos insulation (intact, do not disturb) · Dust particulate · Low ceiling clearance
Marjorie inherited this 1910 triple-decker from her aunt and has kept every original detail in perfect original condition, including the heritage insulation in the knee walls, which she finds gives the attic a real cozy cottage character. She loves that guests can see it right there in the open because she says transparency is important to her as a host. Guests are asked nicely not to disturb the insulation, and honestly it hasn't been a problem because who would. The dormer window looking out on the oaks is absolutely lovely in fall.

Marjorie inherited this 1910 Boston triple-decker from her aunt and has preserved every original detail, including what she lovingly refers to as the 'heritage insulation' in the attic. She says the fluffy texture gives it a real cozy-cottage character. Guests are asked not to disturb it, which honestly isn't a problem.

The 1910 triple-decker has so much character. Heritage insulation is the right word — it's textural and nostalgic. Marjorie is a delight.

The fluffy insulation texture gives the place such warmth. I kept the windows closed as instructed and slept wonderfully. Marjorie's grandmother's quilt is beautiful.

We loved the preservation of original details. The neighborhood is classic Boston. Marjorie made us tea.

Charming, quiet, and very Boston. The ceiling is low in one corner but I barely noticed. Marjorie's recommendations for local breakfast spots were perfect.

That insulation is doing something for the acoustics — perfectly silent. Best sleep in Boston. Period. Marjorie clearly loves this space.

Original character at every turn. The exposed rafters are gorgeous. Didn't disturb the insulation and had zero issues.

I disturbed the insulation. I cannot fully explain why. I then had a very interesting respiratory week. Host was responsive and provided a mask and sincere apologies.

The 'do not disturb heritage insulation' note is in the listing, the welcome email, and on the door card — I appreciate your honesty here! The masks are now stocked in the nightstand. Wishing you continued health.

The attic is genuinely warm and cozy. Marjorie's details — the quilt, the reading light, the lavender sachet — make it special. A gem of a stay.

I'm from Boston and have never stayed in the neighborhoods I grew up around as a tourist. Marjorie made this magical. Come for the history, stay for the quiet.
